Mortgage Checklist

Documents you need to get a mortgage

The following information is usually required during the loan process:

  • Your Social Security Card and Driver’s License
  • Income Documentation:
    • Salary – Most recent paystub and W-2 or 1099
    • Self-Employed, Rental or Interest income – 2 years most recent Personal AND Business tax returns, must include all schedules and K-1’s (if applicable)
    • Pension and Social Security Income – Award Letter or 1099 AND 2 months most recent bank statements documenting receipt of funds
    • Recipient of Alimony or Child Support – Full documentation of court order and proof of receipt for the past 12 months (bank deposits or cancelled checks)
  • Bank statements for the past two months, must include all pages and be most recent statements available at time of application
  • Investment or Retirement account statements for the past two months, must include all pages and be most recent statement available at time of application
  • Real Estate contract (if purchasing)
  • If obligated to pay Child Support or Alimony – provide full court ordered documentation
  • Bankruptcy – provide full copy of filing and discharge documentation

If you currently own real estate:

  • Mortgage account information
  • Home insurance policy information
  • Home equity account information (if applicable)
  • Property Tax Information

FHA/USDA/VA Financing

All of the above documentation plus:

  • Previous year’s W-2 or 1099
  • 1 full month of paystubs
  • DD214 & Certificate of Eligibility (VA only)
